PSP Swiss Property, a leading Swiss Real Estate Group which owns a portfolio worth CHF 7.3 Billion of primarily office and commercial buildings at top locations in Switzerland published a convincing first half-year result on August 17th. Giacomo Balzarini

“We are very satisfied with the result and see it as a confirmation of our long-term business strategy”, says PSP Swiss Property CEO Giacomo Balzarini. The core elements of this strategy have been the focus on top locations in Switzerland’s leading economic centers, acquisition of first class real estate portfolios as well as renovation and modernization of existing buildings. True to its motto “Closer to the market, closer to the tenant” PSP Swiss Property places the customers and their individual needs at the focus of its value creation. Giacomo Balzarini: “In order to stay successful, one has to constantly adapt to the market and the changing customer needs” The company has also gained a reputation for picking up important trends in the industry at an early stage.

Responding to co-working needs of emerging start up scene

“With respect to the dynamic development of modern work spaces we see huge potential in customized solutions tailored to individual needs”, says the CEO. Co-working, a strongly growing user segment, is an interesting diversification opportunity for PSP Swiss Property. For many years the company has been cooperating with specialized providers such as Westhive, Regus, Satellite Office, Spaces and Daycrunch. “Co-Working has helped us to further diversify our lease offer and improve the occupancy rate of buildings” explains Balzarini, a graduate in economics with an MBA from University of Chicago (Ill., USA).

Sustainability for the sake of both tenants and investors

As a real estate group that is taking responsibility concerning ecological sustainability PSP Swiss Property has been pursuing continuous and measurable improvements in the consumption of energy and water as well as in waste production. “Reduction of energy consumption and CO2 emission is an integral part of our remediation planning. Over the past seven years we have succeeded in cutting specific CO2 emissions by more than 30%” says the pleased CEO. “While promoting a better environment our sustainability performance reduces rental costs and increases the value of our portfolio. Truly a win-win-situation”.

Digitally savvy and alert

In response to the increasing digitalization of the industry PSP Swiss Property is investing significantly into the development of proprietary tools. Since autumn 2017, “PSP-Insight”, a self-developed App and primarily internally used tool, helps PSP Swiss Property to design and manage the rental process more efficiently and pro-actively. And first applications for the rental and property management process may be launched in the near future. “We stay alert and closely follow new trends and drivers of change in the industry such as Artificial Intelligence or Blockchain”, concludes the optimistic CEO.
